In the Minsk real‑estate market an interesting situation has emerged: banks continue to ease lending conditions, but even with that, buying an apartment is still something beyond fantasy for many. As a recent experiment showed, to become the owner of a standard one‑room apartment in a new building you need to “put on the table” at least 300,000 rubles. A second‑hand will cost even more. And what if we consider options within 250,000 rubles (just over $80,000 at the current rate)? You will have to narrow your expectations. At that price only small apartments, concrete housing or dwellings in poor condition are valued.

Let’s start with this cute option in the “move in and live”

The next apartment is being sold almost empty (except for the kitchen and bathroom). It will already need a renovation and you will have to buy everything necessary. A one‑room apartment of 36.6 square meters awaits in a brick 12‑storey building on Lyubimov Prospekt, 36/1. The building was constructed relatively recently — in 1992.

At such a price, i.e., 250,000 rubles, a concrete apartment located in “Minsk‑Mir” is valued. However, it’s not exactly an apartment, but business apartments. Nevertheless, the area is good — 41.4 meters. That is, it’s not a small apartment, but a full one‑room or a Euro two‑room.

And let’s finish the review with an apartment that is relatively inexpensive but requires major investment. A two‑room apartment of 45 square meters is located in a panel building from 1967 on Sedykh Street, 68. It looks currently pitiful and is waiting for a homeowner’s touch:

“The apartment is prepared for rough finishing (full removal of tiles, linoleum, parquet, wallpaper, and plumbing has been done). There is a metal door and a gas stove,” writes the realtor.
