Every year in September, Belarusians start receiving notices from the tax authorities – and every year, some owners of apartments, dachas, and cars put off checking until the last moment. In 2026, the deadline for paying the single property payment is November 15, but since that date falls on a Sunday, payment actually needs to be made by November 16 inclusive. We look into what has changed, how to check your amount in two minutes, and what happens if you don't pay on time.
What is the single property payment and what does it include
Strictly speaking, there is no "single property tax" as a separate tax in Belarus. Since January 1, 2024, three taxes – property, land, and transport – have been combined into one payment. This means that if you have an apartment, a land plot, and a car, you receive not three separate notices but one – with a single amount.
The payment goes to the republican budget account at the payer's place of registration. The payment code is 03101.
In 2026, citizens pay taxes assessed for 2025 – this procedure applies because property taxes are calculated based on the results of the previous year.
What exactly you will have to pay for
Property tax. Residential houses, apartments, garden houses, dachas, garages, parking spaces, as well as unfinished capital structures and non-residential premises (offices, warehouses, shops) are subject to taxation if you own them.
The annual rate for individuals is 0.1% of the estimated value of the property. The estimated value of one square meter varies depending on the locality: in Minsk as of January 1, 2025, it was 1,020 rubles; in regional cities and the Minsk district – 850 rubles; in other localities – 748 rubles per square meter.
Land tax. Paid for land plots that are owned or held under lifelong inheritable possession.
Transport tax. Paid for cars, motorcycles, and other vehicles registered with the State Traffic Inspectorate (GAI). For a passenger car weighing up to 1.5 tons, the 2025 rate is 75 rubles; for a car weighing from 1.5 to 1.75 tons – 99 rubles; from 1.75 to 2 tons – 124 rubles.
What's new in 2026
Increasing coefficients for large apartments and houses. Starting January 1, 2026, differentiated coefficients have been introduced for the calculated value per square meter for residential properties with increased floor area. For apartments from 150 to 250 sq. m, a coefficient of 2 applies; over 250 sq. m, a coefficient of 3. For single-family residential houses and garden cottages: from 200 to 300 sq. m – coefficient 2; over 300 sq. m – coefficient 3. Please note that the new rules apply when calculating the tax for 2026, and this year citizens will pay for 2025 under the old rules.
Premium-class cars. In 2025, the list of high-comfort vehicles was adjusted. If last year about 500 cars fell under increased taxation, this year there are already about 3,000. Owners of such cars will see a noticeably higher amount in their notice. The rates of the "regular" vehicle tax can be found on the website of the Ministry of Taxes and Duties. For cars included in the list of high-comfort vehicles, the rate is multiplied by 10.
Electric vehicles. The vehicle tax exemption for electric vehicles was in effect until December 31, 2025 and has ended. However, tax authorities will begin including electric vehicles in notices only in 2027 – for payment for 2026 (if this exemption is not extended).
Joint ownership. The procedure for calculating land tax and property tax has changed with respect to property acquired in joint ownership and registered immediately to several participants. Such property is taxed using a coefficient of 0.5 for each owner.
How to check the amount: three ways
Method 1. Via ERIP – the fastest
No authorization on the website is needed – just know your payer account number (UNP). The path in the "Settlement" system:
"Settlement" system – Taxes
Select the city or region according to your place of registration
Select the IMNS (MNS inspectorate) for your district
Select Unified Property Payment (payment code 03101 will be displayed)
Enter your UNP – the amount will appear automatically
If you do not know your UNP, you can find it on the MNS website in the "Information from the State Register of Payers" section – you will need your full name and passport identification number.
Method 2. Via the payer's personal account
On the website nalog.gov.by you need to log in – using a username and password, via a digital signature, ID card, or mobile digital signature. In the "Notices" section, there will be an electronic notice with a breakdown for each property – you can see how much is charged for the apartment, how much for the dacha, and how much for the car.
Method 3. Wait for the notice by mail
Paper notices will be sent by tax authorities no later than October 1, 2026 – by postal mail to the registered address. However, the absence of a paper notice does not relieve you of the obligation to pay the tax – so it is better not to wait and check the amount yourself.
When and how to pay
The deadline is November 15, 2026. Since November 15 falls on a Sunday this year, the actual last day for payment is moved to November 16 (Monday) – this is the date indicated by the Ministry of Taxes and Duties.
You can pay:
The payment can be made as a lump sum or in installments – the main thing is that the entire amount is paid off by November 16.
What happens if you don't pay on time
A 2026 innovation: if as of January 1, 2027, the taxpayer still has debt on the single property payment exceeding one basic amount (1 basic amount – 45 rubles), an additional amount will be added to the sum – 15% of the unpaid amount. This is not a fine, but an increase in the calculation base for subsequent assessment.
In addition, a penalty is charged for late payment – it can also be checked in ERIP or the personal account.
Who is eligible for benefits
If a beneficiary has several similar properties (for example, two apartments), the most expensive one is exempt from tax, and you will have to pay for the rest.
