Over 15 years, the housing affordability index in Belarus rose by 34 percentage points—from 41 to 75%. This was reported by First Deputy Chairman of the National Bank's Board, Alexander Yegorov, according to “Minsk-News”.

The index reflects the ratio of average salary to the price per square meter. The market is heterogeneous: by the end of 2025, the index in Minsk was 65%, below the national average. In the Minsk Region it fell to 58%—the lowest figure in the country.

Moreover, over 25 years, the availability of square meters per person increased from 22 to 31, and in rural areas the figure has already reached 42.

“In Minsk, the demand for housing is huge, and the supply of new apartments is shrinking each year. As a result, prices rise faster than in the country as a whole. In the Grodno or Gomel regions the index is about 100%—in these regions housing is 1.5 times more affordable than in the capital,” said Alexander Yegorov on the “First Information” channel.

He also noted that saving for a home in Minsk, Warsaw, and Vilnius takes roughly the same number of years.
