
The new construction rules for land plots are described in Amendment No. 4 to the Ministry of Architecture and Construction Decree No. 70. It has been published on the National Legal Internet Portal, reports realt.by.
In addition to other changes, the document has been amended to stipulate that a house must be built no closer than 3 meters to the boundary of a neighboring plot, and outbuildings no closer than 2 meters to a neighboring plot.
What has changed?
Previously, the rules regarding the 2‑ and 3‑meter distances also applied. However, the document contained a clarification that structures could be placed closer if there was notarized consent from the neighbors of the adjoining plot. Now such an option is no longer available.
And if a house is already situated closer?
— For existing structures in an established development, a single provision has been made: they can be reconstructed only within their existing area and dimensions, — explained Pereplan.by, a company that handles redevelopments in private houses and apartments. — Or provided that the reconstruction does not increase the building’s dimensions toward the neighboring plot. In other words, adding something toward the neighbor or moving a wall closer to the fence is now prohibited under any circumstances.
