
In "New Boryov," an addition: In "Avia-Kvartal" they begin constructing another house – #14.4 by the general plan. The paneled 7–8-story building will become part of the "Sunny Glow" group of houses.
The building will feature three entrances, housing 105 apartments – ranging from compact European twins totaling just 35 square meters to spacious five-room "residences" of 115 square meters. On the ground floors, apartments with terraces will be placed following tradition, and pantries are also provided in each unit.
All apartments will be transferred to owners with rough interior finishes. The ceiling height will be 2.7 meters (2.67 on the ground floor). "Large windows are planned for every apartment. The window frames will be anthracite-colored, part in golden tones on the façade, and white inside," adds A-100 Development.
Common areas in the entrances are expected to be designed in white and blue tones with additional golden-yellow details and panels featuring stylized clouds. The concept is thoughtfully implemented and illuminated to match. All entrances will be pedestrian-only and barrier-free: one entrance is located at ground level, while the second features internal ramps. An elevator lift will be installed in each entrance, and a wheelchair ramp and baby-changing station will be placed on the ground floor.
"The concept of the courtyard includes an allegory of a rare natural phenomenon – a halo (a glowing ring around the Sun). At its center stands 'the sun': the public area. Three circular plazas (for gatherings, conversation benches, recreation, a children's zone with sandboxes, swings, spring swings, outdoor offices, as well as a quiet space for relaxation) are connected by a path reminiscent of the glowing ring around the Sun," explains the developer's idea.
The entrance to the parking lots and the nearest parking lot will be arranged along Pilotnaya Street. Direct access will be available to section #3, while other sections will be separated by landscaping.
Also, at the building's terminals, side the parking area, bicycle racks will be placed, and a small garden will appear nearby. Not far away, within the "Avia-Kvartal," a public zone with an unusual playground in the form of a propeller with ladders, nets, and an observation post will be located. Nearby – a rest area with gazebos, cloud swings, and walking paths. The main pedestrian route will run along the perimeter and along the territory, with pedestrian and cycling roads laid out.
The cost of a "square" in the new building starts at 5,330 rubles, or $1,756 in exchange. The most affordable apartment will cost 280,100 rubles, or $92,227 according to the rate.
The building is scheduled for handover in the fourth quarter of 2027.
