• Dreaming of turning your country house plot into a cozy place for relaxation? Building a new cottage, adding a sauna, or finally getting your own garage? In Belarus, building on plots of garden societies does not always require project documentation. However, that does not mean you can build anything anywhere.

Let's look at the rules that dacha owners should know before the construction season begins.

🏠 What can be built without a project?

On a plot in a garden society, it is permissible to build a garden cottage, sauna, garage, shed, and awning. Developing and approving project documentation for such structures is not required.

After construction is completed, the permanent structure must be registered in the prescribed manner.

📏 How many meters should you leave from neighbors?

This is where it gets interesting. Even if the plot is yours, you cannot place structures right up against a neighboring fence.

According to the lawyer's clarifications published in October 2026, the guidelines are as follows:

• Garden cottage — at least 3 meters from the neighboring plot's boundary.
• Garage, shed, and other utility buildings — at least 1 meter.
• Chicken coop and structures for keeping certain small animals — at least 4 meters.

If you want to keep chickens, goats, or sheep at the dacha, you will need written consent from the owners of all adjacent plots.

However, raising pigs, horses, and large ruminants in garden societies is prohibited.

🚧 What about fences?

The published clarifications also provide height limits for enclosures: up to 1.7 meters between neighboring plots and up to 2 meters on the side of roads and driveways.
