Minsk and its surroundings are full of construction surprises. One of them can be considered a new residential project called "Dubravskiye Luga". About six months ago, 500 meters from the Dubrovskoye Reservoir, construction began on a modern cottage community. A unified architectural concept, 33 houses, plots of 13–15 ares, and 7 hectares of total area — that is what was promised to Belarusians.

Throughout the busy construction season, active work was carried out in the village of Dubrova. The result is nearly two dozen shells in varying degrees of readiness. Facade finishing has not yet begun, but the future appearance of the houses can be assessed from renderings and on the project's website.

Right now, 16 houses are for sale. The most compact one has an area of 148 square meters, and the most spacious — 212. You can choose among four "configurations": L, I, H, T. Here are the floor plans of these houses.

L-House

I-House

H-House

T-House
By the time the houses are handed over, they will be connected to all necessary utilities: gas, water (an artesian well is promised), central sewerage, and fiber-optic internet. Each cottage will be allocated 14 kW of electricity.

"All houses are handed over in a black box state. The main engineering systems are already in place, a gas boiler has been installed, plastering work has been completed, and entry doors and a toilet have been installed. You will be able to carry out the final finishing — building partitions, zoning, flooring, choosing plumbing fixtures, lighting, and interior doors — to your own taste," explains the developer, PS ZAO Trest Promstroy.

The most interesting part is, of course, the prices. They shoot up to nearly a million rubles (fortunately not dollars, as with the cottages in Uyutny). The most affordable are Type H houses, with five of them in the first phase.
A 148-square-meter cottage with a kitchen-living room in the center will cost approximately 995,000 rubles ($303,400 equivalent).

Type I houses cost more. But they also have more square meters — 160. “The sleeping block with three or four rooms is located in the quiet part of the house. In the opposite wing there is a spacious kitchen-living room. The central part of the house combines bathrooms, a laundry/utility room, and storage systems,” the developer describes the concept. This option is priced at 1,050,000 rubles, or $320,000 at the conversion rate.

The L-House is not much more spacious than the previous option, with 162 square meters, but they are distributed completely differently. The house is a “corner” type. “The layout naturally divides the space into two parts: public and private. The public zone combines a spacious kitchen-living room with a dining area and direct access to the terrace. The private wing includes a master bedroom and two additional bedrooms. Bathrooms and storage systems are compactly organized in the central part of the house,” the creators list the project's features. This option costs 1,063,000 rubles, or $324,000 at the exchange rate.

The most expensive will be Type T houses at 212 square meters. There are (so far) only three of them. Visually, these cottages look like two-in-one. In reality, the kitchen-living room is set apart in a separate volume.
Such a delight costs 1,356,000 rubles, or $413,400 at the exchange rate.

As for the plots, neighbors won't have to argue about where the boundary lies: all plots will be fenced (with a gate and a wicket included). The developer also promises to arrange a parking area, pathways, and a blind area.

They promise to deliver this line of houses in the second quarter of 2027.
